What is the Trakheesi permit, and when does a Dubai broker need it?

Trakheesi is the Dubai Land Department's system for permitting property advertisements. Before a broker publishes a listing in a public channel, such as a portal or social media, the advertisement generally needs a Trakheesi permit, and that permit is tied to a marketing authorization from the property's owner. The DLD has publicized enforcement against advertising without one.

What Trakheesi is

Trakheesi is the DLD's online system for issuing real-estate advertising permits. The permit applies to advertising a property in public channels, including portals, print, outdoor, electronic and broadcast formats, and property events.

What you need to get one

  • A registered broker and a valid real-estate licence.
  • A marketing authorization from the owner: commonly a RERA Form A for a secondary-market sale, or an NOC for rentals and off-plan.
  • The property details for the advertisement.

Why it matters

The DLD enforces the rules and has publicized penalties, including fines and broker-card action, for advertising without a valid permit. The published rules describe public advertising channels; if you are unsure whether a specific share counts, confirm with the DLD or RERA.
