These terms govern broker use of allrealestate, operated by PHII LABS (FZC), Sharjah Research Technology and Innovation Park, SRTIP License No. 11340.
Service description
allrealestate is a SaaS workspace for brokers. Brokers store their own properties, assemble private client collections, and send unique unguessable links to selected recipients. The service is not a public marketplace, public property catalog, brokerage, agency, or party to any real-estate transaction.
Broker responsibility
Brokers are solely responsible for property content, the right to show or market each property, applicable DLD / RERA permits or QR codes, owner or developer permissions, and any AML obligations that apply to their brokerage activity.
Private links
Private links are unlisted, not intended for search-engine indexing, and can be revoked or expired. Anyone with the link may view the collection, so brokers must treat every shared link as client-facing marketing material and share it only when they have lawful authority.
Complaints and takedown
We may hide, revoke, archive, or suspend a property, collection, or account while reviewing complaints about ownership, advertising authority, permit status, misleading content, or other legal or policy concerns.
Billing
Subscriptions are billed monthly in AED through Stripe with applicable UAE VAT. Refund terms are documented in the Refund policy.
Termination
We may suspend or terminate accounts that violate the Acceptable Use Policy. You may cancel your subscription at any time through Stripe Customer Portal.
