RERA Form A, B and F in Dubai: DLD smart contract roles

DLD's Real Estate Brokerage Practice Guide defines Contract A as the agreement to market a property between a seller and real-estate brokerage, Contract B as the buyer's agreement of desire to purchase with a broker, and Contract F as the agreement to sell between seller and buyer. They are distinct smart marketing and sales contracts; use the live DLD workflow for the relevant parties and transaction.

The official DLD definitions

These are DLD's published role definitions. They are not interchangeable labels for one generic ‘broker contract’, and a page about one form should not invent the field set, signature route or fee for another form.

What a broker should check before selecting a workflow

  • Identify the parties and the transaction stage: seller-to-broker marketing, buyer-to-broker purchase interest, or seller-to-buyer sale.
  • Use the current DLD or Dubai Brokers workflow for that contract instead of a downloaded template or secondary summary.
  • Keep the smart contract and the related authority records with the transaction; DLD's brokerage guide calls on licensed brokers to preserve documents.

For Contract A, DLD's broker guide shows a specific route in Dubai REST/Dubai Brokers: validate current title-deed and owner details, select commission and duration, upload the owner-signed NOC, then submit for owner approval. That guide does not make the Contract A flow a substitute for Contract B or Contract F.

Contract A and property advertising are related but separate

For a ready property for sale, DLD's Trakheesi guidance identifies the Contract A marketing-contract number in the permit path. The DLD Real Estate Ad Permit service separately lists a marketing-contract copy with the property owner for specified broker permit categories, including online advertisements. Select the live permit and contract workflows for the actual campaign rather than assuming a completed contract alone decides advertising compliance.

Where the authority guidance stops

This article records the published role of each smart contract. It does not decide a commission dispute, exclusivity, an attachment, a cancellation, a party's authority or a non-standard transaction. Those facts require the active DLD workflow and, where needed, qualified advice.
