RERA Form B in Dubai: DLD buyer-broker smart contract role

For a buyer-side search, DLD defines Contract B as an agreement of desire to purchase a property between the buyer and the real-estate broker. It is a smart marketing-and-sales contract with a different role from Contract A, which is seller-to-broker marketing, and Contract F, which is seller-to-buyer sale.
DLD’s published Contract B definition
DLD’s Real Estate Brokerage Practice Guide labels Contract B as an agreement of desire to purchase a property between the buyer and the real-estate broker. The guide places it in the same smart marketing-and-sales contract group as Contracts A and F, while giving each contract its own parties and purpose.

Do not turn Form B into Form A or Form F
The party relationship is the useful first check. A seller-to-broker marketing arrangement belongs to Contract A; a buyer-to-broker purchase-intent arrangement is Contract B; and the seller-to-buyer sale agreement is Contract F. A Contract B explainer should not assume that the fields, approval path, commission terms or attachments of another contract apply here.
DLD says that brokers must use smart contracts for real-estate marketing and sales. Use the current DLD or Dubai Brokers workflow for the actual parties and transaction instead of treating this page as a downloadable contract or a substitute for the live service.
What this definition does not decide
DLD’s published definition identifies Contract B’s role; it does not, by itself, decide an exclusivity question, a commission dispute, cancellation, a party’s authority or a non-standard transaction. Check the active authority workflow and obtain qualified advice where those facts matter.
