RERA Form F in Dubai: DLD seller-buyer sale contract role
Published
At the sale-agreement stage, DLD defines Contract F as the agreement to sell a property between the seller and the buyer. That is distinct from Contract A marketing between seller and brokerage, and Contract B purchase interest between buyer and broker. DLD also states that brokers must use electronic contracts to record real-estate sales transactions.
The official role of Contract F
DLD’s Real Estate Brokerage Practice Guide defines Contract F as an agreement to sell a property between the seller and the buyer. The same guide places it alongside Contract A and Contract B as part of DLD’s smart marketing-and-sales contracts, but the parties make it the sale-agreement contract rather than a marketing or buyer-broker arrangement.
| Contract | Parties and published role |
|---|---|
| Contract A | Seller and real-estate brokerage: agreement to market a property. |
| Contract B | Buyer and real-estate broker: agreement of desire to purchase a property. |
| Contract F | Seller and buyer: agreement to sell a property. |
Electronic sales records and the authority route
DLD’s guide says that real-estate sales are handled through real-estate registration trustee offices representing DLD in the sales-registration process. It also says brokers are mandated to use electronic contracts to record real-estate sales transactions. Use the live DLD workflow for the property and parties; this article does not recreate that transaction route.
For a dispute relating to Contract F, DLD’s guide describes an amicable-settlement service for brokers. Where the contracting parties reach agreement through an application in Trakheesi, the concerned department holds a meeting to discuss the breach and seek settlement; if no solution is reached, the guide says the parties must resort to judicial authorities. That is published authority guidance, not an outcome guarantee.
Keep Contract F separate from marketing compliance
A seller-to-buyer Contract F does not make Contract A or a Trakheesi advertising permit irrelevant. DLD publishes separate roles for marketing, buyer-broker and sale contracts, and separate advertising-permit workflows. Match the service to the activity rather than treating one completed contract as approval for every step.
