Dubai real estate advertising rules: the permits a broker needs
Published
Advertising a property to the public in Dubai is permit-based. To list or promote a property on a portal, on social media, or in other public channels, a broker generally needs a Trakheesi advertising permit from the Dubai Land Department, backed by a marketing authorization from the owner. Promoting real estate on personal social media now also needs an advertiser permit from the National Media Authority. This guide explains each one and points to the official source.
The two permits, in plain terms
These are two separate things. The Trakheesi permit is about advertising a specific property. The advertiser permit is about being a person who publishes promotional content on social media. A broker advertising listings on Instagram can touch both.
| Permit | Issued by | What it covers |
|---|---|---|
| Trakheesi advertising permit | Dubai Land Department (DLD) | Advertising a specific property in a public channel |
| Advertiser permit | National Media Authority (NMA) | An individual publishing promotional content on social media |
When the rules apply
Both rules are framed around public advertising and promotion to an audience. Whether a fully private, one-to-one message to a single client is treated the same way is not spelled out in the published guidance, so confirm your own situation with the DLD or RERA, or a licensed advisor.
What this means day to day
If you publish listings on portals or social media, plan for the permits and for the owner's marketing authorization, and keep your records in order. The official starting points are below.
