RERA Form A Template — Dubai

Contract A is created electronically through the Dubai REST app or the Dubai Broker Web Application (MyDLD portal). The broker enters title-deed and property details, owner information, commission, contract duration, and an owner-signed NOC, then submits the contract for owner approval. Once approved, the Contract A number feeds into the Trakheesi permit workflow for a ready-sale property.
What Contract A (Form A) is
DLD calls Form A the real-estate e-marketing contract, also referred to as Contract A. It is the agreement between a property owner and a broker that authorises the broker to market a specific property for sale. DLD's brokerage practice guide describes Contract A as part of the smart-contract framework that links real-estate permits with a marketing agreement between a broker and a seller.
Contract A is not a generic blank form a broker downloads and fills offline. DLD generates it electronically through its own systems, tying the contract to a specific title deed, a verified owner, and a registered broker. This design is what connects the marketing agreement to the Trakheesi advertising-permit workflow.
Where to access the official template
DLD does not provide a downloadable PDF template for Contract A outside its own systems. The contract is created through the Dubai REST app or the Dubai Broker Web Application (MyDLD portal), both of which require a registered broker account. Trakheesi is the system for licences and permits, not for contract creation.

What the contract contains

How to fill it in: the DLD broker workflow
DLD's published broker guide lays out the steps for creating Contract A electronically. The workflow runs through the Dubai REST app as a Business User or through the web broker application. The steps below follow the DLD guide's documented sequence.

Open the Dubai Brokers Contract A journey
Log in to the Dubai REST app as a Business User, choose Dubai Brokers, and navigate to Contracts to start a new Contract A. The DLD guide also shows a web-broker application route for the same workflow.

Enter current title-deed and property details
For an owner seller, enter a valid or latest title-deed number and year, the property type, and select an owner-verification method. DLD validates the title deed and loads the property details before the contract proceeds.

Set commission and contract duration
Enter the agreed brokerage commission and the contract duration. These commercial terms define the scope and period of the marketing mandate between the owner and the broker.

Upload the owner-signed NOC
Attach an NOC signed by the owner. The DLD guide also allows optional supporting documents and notes. The NOC is the owner's documented consent to the marketing arrangement.

Review, confirm, and submit for owner approval
Review the contract preview and confirm the terms and conditions. On submission, DLD sends a link with the contract details to the owner or owners for approval.

Download the approved contract
Once the owner approves, the broker can search for and download the completed Contract A from the system. The contract number is what feeds into the Trakheesi permit workflow.

Common mistakes when filling Contract A
The errors that stall a Contract A submission trace back to mismatched data or missing owner consent. DLD's brokerage practice guide and the Contract A workflow guide show where these failures enter the process.
- Entering an expired or superseded title-deed number instead of the current valid title deed. DLD validates the title deed against its records, so a stale number blocks the contract.
- Selecting an owner-verification method that does not match the registered ownership on the title deed. The owner details must align with what DLD holds.
- Omitting the owner-signed NOC or attaching an unsigned draft. The DLD guide treats the NOC as a required document, not an optional one.
- Setting a contract duration or commission that the owner has not agreed to before submission. The owner receives the contract details for approval, so mismatched terms trigger a rejection at the approval step.
- Assuming a previously downloaded Contract A can be reused for a new property or a new mandate. Each property and mandate requires its own contract generated through the live system.

How Contract A connects to the Trakheesi permit
Contract A is an input to the advertising-permit workflow, not the permit itself. DLD's Real Estate Ad Permit page describes the e-service that issues the permit, and the brokerage practice guide places the marketing contract before the permit application. For a ready property for sale, the approved Contract A number is entered into the Trakheesi permit journey, the permit fee is settled, and the permit is then obtained.
This sequence is why a broker cannot bypass Contract A and jump straight to a Trakheesi permit for a ready-sale listing. The permit system checks for the marketing contract that establishes the broker's authority to advertise the property. Without an approved Contract A, the permit application lacks the required linked agreement.
